Village of Cross Creek homeowners association Board is comprised of elected volunteer homeowners in the Village of Cross Creek neighborhood in Carlisle, PA . Our mission is to enhance the quality of life for all our neighbors through effective management and community engagement.

You will need to request a Resale Certificate prior to Closing on your home. You can request this document for a nominal fee by emailing the HOA Executive Board at crosscreekhoa@protonmail.com. Please provide buyer or Buyers Agent contact information when requesting Resale Certification.
l The HOA does have Building and Use Restrictions, so please review these and check with the Architectural Review Committee, which is made up of the Executive Board, before moving forward. This ensures you are in compliance with the HOA, which has the right to approve or disapprove certain items as described in the Building and Use Restrictions. Any work or alterations must also be in compliance with North Middleton Township guidelines and codes.
Yes, the Lot Owner is still responsible for dues. We request that you reach out to us to let us know your home has a tenant, so that we have the correct contact information for the owner
The HOA doesn't exist for the benefit of any one member, but for the benefit of the entire neighborhood. It is important that all Lot Owners pay the annual dues because these funds enable the HOA to pay for our common expenses. The burden for these expenses should rightly be shared by every Lot Owner. The penalties for unpaid dues are outlined in the covenant and include late fees and interest per annum on unpaid amounts. Additionally, the HOA has a lien on the property until these assessments are paid. This lien is automatic in the state of Pennsylvania and does not have to be filed with the county. Once payment is received, the HOA no longer has any financial claim on your property. The Executive Board would much rather we all contribute to the common expenses, rather than deal with penalties for unpaid dues; however the Board reserves the right to enforce any and all penalties.
